Just about fed up !!!

Enough BS !!!! now the people at the other house claim the central heating and cooling unit has gone out.
My car continue to just randomly shut off.

I'm about at the point to simply give the house away to the first taker, Just too much crap going on...... It's just not worth it, it has been nothing but a loosing proposition since I had the house. There is no profit in it, so it defiantly is no need to continue burning up money with it.

Car= 99 E320 Benz that's it in the driveway with the door open -- It just started this craziness, I did set an appointment for the repair shop. for some reason the RPM drops to about 550-500 and then whamo, it shuts off.. I don't want this happening if I'm pulling into a busy street.

At this time the among the last things I want is a car payment.

As to the house, It's been 9yrs of hell with this house. I originally bought for family members to live there. That worked out well then another tenant lived there and purely destroyed the house, cost a lot to get it livable. Now I lease it to a NonProfit who places homeless families, they do monitor it and do regular inspections.

Just Today is not a good day, too much crap going on in the immediate frequency of it all.

Geez... it's home unit . ( not a heavy duty unit for a big house, but one for a small house suitable for keep a range of 68-72 degree. These people expect to run it in 98-100 degree weather, and want the house to be a 55-60 degrees while still having windows open. Damn it.... people are just plain insidious. !!!!
the guy got there, she had it set below 50, and had windows open, she practically burned up the unit, except it shut down to avoid a melt down.

What in the heck is wrong with people !!!! No on thinks anymore, they just expect without even considering to understand the capability and limits of units.

If one want cold like that, then buy a unit that is for a 4000 sq ft home, and it will freeze your butt off in a 1200 sq st home.

No wonder people get frustrated with renters, they need to learn how to respect things.
If the renter bought a house, it is unlikely they will go and buy the highest BTU output units, because they know it cost more to purchase it and it cost more to operate.
But, they rent places with unreal expectations.

I already rent this well under the HUD recommended rate, just because it is a Non Profit and it helps homeless people. but if they keep this crap up, they will have their rent increased to the exact standard of HUD recommended rental rates. It's a trip to Try to help people because of their wild and crazy expectations, which makes them abuse stuff with uninformed expectations.

    Quoting Trusty05:
Shuts off when sitting at a light? Does it start right up? do you have to wait before starting?
    1. fuel line filter problem. (not a big cost)
    2. Fuel pump

If there s a 15-20 min wait before it will start?
    1. Crankshaft Position Sensor Failure (Not a big expense neither)

Oh I understand the house thing. The place I just sold was rented out (I lived in another place 2 streets away). The renter set it on fire. Allot of smoke damage. Tis started the remodeling of. Came home one time to find the AC central unit was stolen (and my BBQ grill).

I think it may be within this category... ( Thank you)..

Sometimes it starts right up, sometimes, I have to try it three or four times and may have to wait a few minutes, then it starts up. ( may I somehow got some bad gas, or as you say, it may be the filter or the pump... I'm not sure if it has an 'air flow sensor"... because I had a Porsche that did this, and it was determined to be a air flow sensor, the darn things cost me $900 dollars.
I certainly hope this is not the case.

I explained the BTU matter to the Non Profit's case worker, and suggested she get some material from Air Conditioning companies to confirm what I told her, so they can educate the people they place, or train to become homeowners.

Yes, Trusty, some of the things you mentioned were the types of things related to the problem...
It Cost me $760. to have it fixed today...
tomorrow I have to pay the guy for fixing the air conditioner, and then i have get the plumber over and find out what that cost will be and then pay him to fix it.

This week has been a trip. very costly for a working person on a working person income...
Still the Mortgage and Utilities has to be paid.
It's really a trip, every week, between the cost of having my dress shirts processed in the laundry, and having my hair cut, is another weekly fixed cost. Not to mention the expendables and usable that has to be replaced as far as household items ...

But as I told a friend, that it may be better to insure a set amount of money earned be put away as cash, don't worry about inflation, or whether or not it makes interest... It is important to have "cash", Safe Deposit boxes are inexpensive. But it certainly it s means to build up a cash reserve.
It is also important to plan medium and large purchases, so they can be paid for at the time it is acquired if possible.

    Quoting  :

I had two 'New" houses in Texas a few years back before the crash. I tried to give them away, but no one wanted to take them, because so many houses were on the market being sold on a 'short sale" until people could get the same size and style house for practically 1/2 and in some cases, less than what my houses were worth. Then the area got his with massive foreclosures, until whole communities were vacant except maybe 2-3-4 or so tenant/owner/residents... until It was not even possible to give them away without any cost, except just pick up and pay the mortgage.

The house above is not a bad house in general, it's old, but the people on the street keep their homes up, their lawns are maintained, and its livable. But the house just has not gained equitable value as the areas that surrounds this sub-division, is not the greatest, but the sub division itself is 80-90% owner occupied.
The back yard needs a privacy fence, and there is a large slab with a side walk leading to it, which a small building of some type could be put there. Years ago, there was a hobby crafts room there with electricity and gas. there's a small patio outside of one of the bedrooms with its own door, located right behind the laundry room (the white wall in front of the car) which is built onto the carport.

I am happy to say, what ever they did to my car, it is as quiet as it was when I bought it. I now runs smooth (for the time being)...
I like to address my problems ASAP, and I am thankful that I am able to have done so. That is a blessing. Because in some situations, things happen and people are unable to afford to address it. I do pray that I remain able to address and fix my problems with a bit of expediency.

I certainly would not like any overwhelming issues to arise.

So, I'm over-all doing fine, I'm near the end of the treatments and now I just need to adjust my eating habits and get exercise.

I would like to thank each of you for your support, its greatly appreciated.

That would be frustrating!!! the guy did steal the side by side refrigerator, he probably would have stolen the stove except he screwed it up so bad, and the the dishwasher had roaches in it.. The exterminator had to come and spray the whole house to get rid of the roaches. while cleaning the house out, he had destroyed the carpet, and the old TV as we moved it, roaches went everywhere !!! He was a true animal... then he cut up a mop and flushed it down the drain to clog up the plumbing, and stole all the vents from the air conditioning outlets in every room. One room has old smelly clothes, and another room had a bag of old molded clothes, the only room that was clean was the one his daughter slept in.. I don't know where he slept, because his son's room was the one with the molded bag of clothes, and the room which would have been his bedroom had clothes all over the floor and it looked like the dog lived there, because the dog crap all over the floor. they destroy the window blinds.... It was a mess, then he tied the dog up on the carport, and the crap had dried and attracted flies.
He was so far behind on rent, I had to pay to get the house out of foreclosure. Still this butt head had the never to come to court to try to fight me from evicting him. Until the judge told him to shut up and get out of the house within 72 hours. Then he came back as I happen to drive by there the following weekend, and he was in there, I had the police remove him, but he had stolen the refrigerator by then.
People can be "CRAZY".
I don't know if there is anything on earth that can be worst than some human beings.

My dogs live in my house with me and they don't mess with anything at all day, and they are here everyday, Probably if the dogs knew how to use the vacuum cleaner they'd probably vacuum the floor during the day.

It takes a lot of patience to own rental property, If I acquire any more, it will be managed by an agency. I don't want the headache and hassle.

Property is a good investment, but it also can be costly. It certainly take resources and time to make the right selection in the right places.
Under the rental issue, one has to know, at any time, the renter may become unemployed, In some cases it is very difficult to evict people, and some situations it takes time.
but many agencies have methods they have developed over time, to expedite evictions.. so its best to let an agency manage the property.

I work my job, but at this time, I'm looking for options of what to invest my time into to earn additional income, but I also am highly concerned about insuring that what ever I do, I can produce quality and give good value and superior service. If I can't build it that way, its no use to mess with it.
But I will find the right options.

I don't like business who lose sight of being about quality in production and service.

I know the job I work will not be increasing the income because of the organizations being a public one. So I have to develop some other things.
